Exactly what does a Realtor® do?


You buy a house: you get a Realtor® to help you. You sell a house: you hunt down a Realtor® to list it for you. Sounds easy enough, but really what does a Realtor® do?

 

First of all, some explanation is due to the term Realtor®. Not all real estate professionals in Ontario are Realtors®. This is the word used to describe a real estate sales person or broker who is a member of the Canadian Real Estate Association and therefore a member of the Ontario Real Estate Association and a local Real Estate Association. These Associations all have different purposes, but for the most part they provide services such as MLS® systems, special real estate forms and recommended clauses, ethics, Code's of Conduct, professional standards, along with constant lobbying efforts on behalf of property owners coast to coast.

 

Thanks to changes in the Ontario Real Estate & Business Brokers Act (2002), the consumer has never been so well protected. Each and every real estate professional in the Province must be covered by Errors and Omissions Insurance regardless if they're part of the professional organizations or not.

 

Thirty two years ago, I too wondered what Realtors® did. Seemed to me that they put up a "For Sale" sign, took some people through the house, put up a "Sold" sign and then went home with a commission cheque. That's when I sat behind a desk at a Bank. My customers who worked as Realtors® always had a smile on their face and if they were ever under any amount of stress, they were obviously good at masking it. I never saw it.

 

Thirty years ago, as I stared at my freshly minted License...I still wasn't sure. Then slowly and surely, over the last three decades, it has all sunk in. Today... I am still a Realtor®...and now I know exactly what I do.

  • I know the areas and housing types for the areas I list and sell in

  • I assist you in preparing your home to put it's best "door" forward
  • I give you tips and advice to make your home sell faster
  • I take the best pictures from the best angles for affective advertising
  • I make sure your property gets maximum exposure
  • I keep you constantly informed
  • I prepare offers to purchase if you're buying and
  • I examine offers and thoroughly explain them to you when you're selling
  • I answer questions for your insurance company
  • I make sure your Lawyer has all the documentation he or she needs
  • I work with your Mortgage Broker or Bank to ensure smooth financing
  • I am ethical, honest and take pride in my work
  • I care about the people I represent
  • I work hard to make things easy for you!

 

Most of all, I truly care about your financial and emotional well being in all things revolving around the sale or purchase of your property.

Marketing is key, and it's one thing that my Sellers truly benefit from. With great search engine optimization, marketing done on your own private property site, along with donnabacher.ca and associated syndicated sites,  get your property noticed, resulting in maximum exposure for you..the Home Owner. But the true advantage is in my experience as a proven negotiator. Nothing makes me happier than getting my Sellers the maximum amount of money for their homes...in the shortest amount of time...with the least stress possible.

 

When I'm representing you as a Buyer, my goal is to find you the best home that fits perfectly into your budget. I know the City, the Schools, the transportation system and the areas that are best suited to your personal needs. I advice you on market values and make sure you don't overpay. Once you're ready to submit an offer, I guide you through the process: make sure that all of the necessary conditions are in the offer and that they're in your best interest. It's not simply a matter of preparing an offer, they key is getting it on the Sellers table as soon as possible and negotiating the best possible deal for you...my Buyer. But that's just the beginning. I guide you through the home inspection and financing, make sure all documents get to your lawyers office and follow the transaction until closing. My job is done when you have the keys to your new home and you let me know everything is great!
